The Floor Plan

The Floor Plan contains:

  • Room descriptions.
  • Exterior Wall and Interior Room Dimensions.
  • Wall Framing members size, spacing and lumber grade. 4' Brace Panels are now required within 8' of wall end and minimum 25' apart on all bearing walls, interior and exterior, in active seismic areas. (Brace Panels are shear sections that have no openings and extend to ceiling or roof, made of 1/2" plywood or equivalent)
  • Location, type and dimensions of all windows and doors. (The first dimension is the width, the second one the height expressed in feet/inches. For example 3068 means 3' wide and 6'8" high)
  • Location of appliances, sinks, tubs, showers, etc.
  • Location, type and size of water heaters, furnaces, and air conditioning units. (Type and size are sometimes only on the energy compliance report)
  • Location of electric service main, subpanels, outlets (GFI within 6' of sinks and outdoors), switches, lights, and bathroom exhaust fans. (The main lighting in kitchen and baths must be flourescent or other high efficacy models). All appliances with motors require a separate circuit. All bedroom circuits require an AFCI Breaker.
  • Hard wired Smoke Detectors (with battery backup) in hallways, bedrooms and vaulted ceilings.
  • 18x24" Crawl Space Access and 22x30" Attic Access locations.
  • Height and size of bedroom windows for fire egress (max44" up, min 7sf opening).
  • Stair openings with arrow for up direction. Landings must be min 3'x3' and min 6'8" high.
  • 5/8" Type X fire walls for h/w, furnace and garage. Solid self-closing entry doors from garage into residence.
  • Exterior porches, decks, stairs and railings. (min 36" guard rail with no opening dimension greater than 4"). Handrail required at 34-38" on one side of stairs measured from the toe of the tread.
  • One permanent Anti-Syphon Valve is required on an exterior hose bib in Mendocino County.
